In a saucepan over high heat, combine butter, sugar, and evaporated milk. Bring to a boil, whisking frequently.

Reduce heat to medium and simmer for 5 minutes.

Remove from heat and whisk in the chocolate chips until melted.

Stir in marshmallow fluff and vanilla extract until smooth.

Pour the mixture into a 9×9 inch baking dish lined with foil and lightly greased.

Chill in the refrigerator for several hours until firm.
